If you live in a city with few homes to choose from, the odds are you’ve already tried a few.
But what if you’re looking for something a little different?
Here’s how to find out where you’re most likely to find a great house.
The Australian Bureau of Statistics has released a new study which tells us the best suburbs in Australia.
Find out more about suburb growth and affordability from ABC News.
The data comes from the Australian Census of Population and Housing (ACPH) and is based on household surveys from 2008 to 2021.
“We have an understanding that Australia is going to have more and more people moving to a larger number of towns and cities in coming decades,” Andrew Mitchell, the director of ACPH, told ABC News Australia.
“This is the realisation of the population that the people that live in these areas are very, very affluent and very well connected.”
So how do you pick the best suburb in Australia?
There are a number of factors to consider when you choose a suburb.
There’s the quality of the area, the size of your home and the size and density of the surrounding area.
It also matters how much you pay.
“The more you pay, the more you’re likely to live in an area,” Mr Mitchell said.
“It’s a good indicator of the quality and the quality that you’re going to get.”
Where do you live?
For the most part, you can choose your suburb from a range of places.
But the ACPH has found a few regional suburbs that have particularly strong and varied neighbourhoods.
“These are the most desirable areas,” Mr Powell said.
The key to choosing a suburb is what it’s known as “market-rate”.
This is what you’re charged for your house.
“If you want to buy a house that’s more than twice the average price, the average is $300,000,” Mr Moore said.
In other words, you’re paying more than most people would.
“You can’t just walk down the street and say ‘I want a house worth $300 million’,” Mr Mitchell told ABC Radio Melbourne.
“That’s not going to happen.
So what you want is a property that you can live in and actually be able to afford to live there.”
The ACPH also tracks the cost of living in each suburb.
“There’s been some good work done by the Australian Institute of Health and Welfare and they’ve done some modelling to see what would happen if you look at different suburbs that had similar costs of living,” Mr Robinson said.
He said this shows that, “a lot of these suburbs have really good affordability.
They’re a good location to live.”
The Australian Capital Territory has some of the best areas in Australia, with Melbourne and Adelaide both boasting some of Australia’s highest median house prices.
But there’s also some strong suburbs in Queensland, with Brisbane, Sunshine Coast, the Gold Coast and Townsville all boasting the highest median prices.
“A lot of those prices have come down in the last two or three years,” Mr Andrews said.
So is there a correlation between house prices and the cost to live?
There is a correlation, but not a direct link.
“I think it’s probably more likely that you’ll see the effect of prices,” Mr Patterson said.
That’s because the price of a house varies depending on what you choose to buy.
“So if you want a very, really, really expensive house, you might want to look elsewhere,” Mr Anderson said.
If you want something that’s a little bit cheaper, you may want to consider renting a property.
The ACPh says it has a good track record of measuring affordability, with a median price of $550,000 in each of the 50 suburbs surveyed.
So if you live near a place where you can afford to buy, you’ll be better off.
“What we see in the research is that the average prices of a home are generally not going up very much, they are generally stable,” Mr Richardson said.
But that’s not always the case.
The cost of renting a house is one factor that will affect the price.
“House prices can vary a lot in a year or a couple of years depending on how much damage has been done and how much work has been put in and how many new homes are being built,” Mr Williams said.
What about the suburbs that are booming?
Some areas are thriving and others are struggling.
But you can’t tell which suburb you’re more likely to see if you’ve never been to the city before.
“In some of these places, they’re pretty vibrant and there’s lots of new housing developments,” Mr Smith said.
And in other areas, it’s not so great.
“New housing is a big issue in some of those areas,” he said.
Some suburbs are seeing some of their best growth, with the Brisbane CBD recording record-breaking growth last year.
That was followed by Sydney’s booming
